How the twelve-month CPI average applies at renewal, with the latest official rate and a worked example.
For lease renewals in August 2026, the latest officially published twelve-month CPI average is 31.90%, based on TURKSTAT’s July 2026 release dated 3 August 2026. Under the general rule in Article 344 of the Turkish Code of Obligations, an agreed renewal increase may not exceed the twelve-month average change in CPI.
Calculation: current monthly rent × (1 + applicable rate). If the current rent is TRY 20,000 and the full 31.90% rate is applied, the calculation is TRY 20,000 × 1.3190 = TRY 26,380. A contract may provide a lower increase; special circumstances, court determinations and long-running leases require individual legal review.
The rate changes each month. Always use the latest twelve-month CPI average published before the contract’s renewal date—not the annual CPI headline and not the monthly CPI figure.
