A practical reading of the Central Bank’s housing-price and new-tenant rent indicators without confusing market data with the legal renewal cap.
The Central Bank of the Republic of Türkiye publishes a Residential Property Price Index and a New Tenant Rent Index. The first tracks residential price movements; the second is designed to monitor rents agreed for new tenants.
These market indicators answer a different question from the statutory renewal ceiling. The New Tenant Rent Index describes current market movement for newly let homes, while an existing tenant’s renewal calculation generally refers to the twelve-month CPI average and the contract’s legal circumstances.
Owners and buyers should therefore compare at least three layers: the legal renewal framework, current new-tenant asking and achieved rents, and property-specific factors such as district, age, condition, floor, transport access and furnishing.
